Bridge Loan Rates Vs. Conventional Loan Rates | 2022 Comparison
Terrydale Capital
November 10th, 2022 · 3 min read
Facing a volatile 2022 Commercial Real Estate market, we’ve put together visual representations of the average interest rates of bridge loans and conventional loans based on Terrydale Capital’s Closed Deals. While other firms struggled with rising rates, Terrydale’s strong lender relationships allowed us to weather the storm and consistently execute deals with desirable terms. Scroll down to learn more.

Bridge Loan Rates
While Bridge Loans boast a higher interest rate than other loan types due to their increased risk and shorter repayment window, there has never been a better time to seek out bridge financing through Terrydale Capital. As rising Fed rates push the interest ceiling in this category to over 10%, our deals have stayed consistently below the threshold through a combination of well-timed rate locks and expert term negotiations.

Conventional Loan Rates
Despite the reversal of the record-low loan rates that flooded the market within the last two years, Terrydale Capital has continued to find the best available deals in 2022. Our closing rate average crossed 6% for the first time in September of this year, long after other firms had passed the threshold, and we continue to minimize the rate of this increase through the use of a strong lender network and evolving deal process.
When it comes to commercial real estate financing, Terrydale Capital is the number one partner and advocate an investor can have on their side. We prioritize competitive terms and client success regardless of deal size and complexity and elevate the resources and decision-making processes available to new and experienced investors.
