Today’s deal spotlight highlights a recently closed transaction in Indiana and centers on the $1.3 million loan acquisition of a Little Caesars & Family Dollar multi-tenant retail asset. Despite challenging asks based on loan size, we committed to delivering on our client’s terms.

What We Were Up Against

Our borrower wanted an interest rate in the 3.00s% and flexible prepayment penalty, which was rather difficult to secure on a loan of that size. They also expressed a strong preference for limited recourse and a longer term.

  • 3.44% Fixed Interest Rate
  • 65-Month Loan Term
  • 25-Year Amortization
  • 75% LTV
  • 50% Limited Recourse
  • Pre-Payment Penalties: 3% in Year 1, 2% in Year 2, 0% thereafter for length of term
