Indiana Family Dollar & Little Caesars Acquisition Loan
16 Mar, 2022 · 2 min read
Today’s deal spotlight highlights a recently closed transaction in Indiana and centers on the $1.3 million loan acquisition of a Little Caesars & Family Dollar multi-tenant retail asset. Despite challenging asks based on loan size, we committed to delivering on our client’s terms.
What We Were Up Against
Our borrower wanted an interest rate in the 3.00s% and flexible prepayment penalty, which was rather difficult to secure on a loan of that size. They also expressed a strong preference for limited recourse and a longer term.
What Our Team Helped Turn Around
Team TDC immediately went to bat for our client, negotiating for a far more flexible pre-payment structure that fell within the range of terms our client had specified. Through a combination of managed communication and teamwork, we came to a timely close on the following terms:
- A $1,383,750 Loan
- 3.44% Fixed Interest Rate
- 65-Month Loan Term
- 25-Year Amortization
- 75% LTV
- 50% Limited Recourse
- Pre-Payment Penalties: 3% in Year 1, 2% in Year 2, 0% thereafter for length of term
The team at Terrydale Capital consistently goes above and beyond to secure the best possible refinancing terms for our clients. Whether your deal is a standard acquisition, a complicated beast requiring extra negotiation and managed communication, or something in-between, we have ways to help. Give us a call right now to see what we can do for you.
